This two story Craftsman styled boathouse features fiberglass doors, altered windows and three bays. The sprawling structure is used as both a residence and a boathouse.

Vinyl siding was put over the clapboards at an unknown date. (2008) JL Brost Builders repaired and renovated the building.

John Joyce owned the Joyce Beverage Company which was based in New Rochelle, NY. The boathouse was reportedly painted green and white to reflect the colors on the 7UP bottle.
