The Minooka Park Homes were built around 1975 and are a group of four identical condominium buildings, each containing eight individual, two-story units. Each building is rectangular in plan. The first story is clad in a combination of variegated brick and vertical board. The upper story consists of a Mansard roof clad in composition shingles with inset dormers. The solid front door of each unit has two raised panels with curved clipped corners and heavy moulding; each door also has an aluminum storm door. Fenestration consists of aluminum two-light slider windows in both stories; the first-story windows have cast stone sills. The rear elevations have sliding patio doors. A tall wood fence extends the full width of the rear of each building and encloses small back yards for each condominium unit inside.

In addition to the four buildings, the property also contains paved parking lots and landscaped areas. The three buildings at the north end of the site (1102, 1104, and 1106 Fleetfoot Dr.) are arranged to form a triangular-shaped yard that is landscaped with lawn, trees, and concrete walkways. The remaining building (1108 Fleetfoot Dr.) is oriented to face onto Fleetfoot Dr. An asphalt parking lot is located at the north end of the site, behind the 1102 building. A larger asphalt parking lot is located at the south end of the property, behind the 1106 and 1108 buildings.
